Tenant Requirements: * Household gross income must be 3x monthly rent (verifiable, stable, consistent based on documentation). * Combined weighted credit score of 670+. * 3 years positive, verifiable rental history. * 2 years employment in same field/company (include documentation for multiple jobs if applicable). * Any eviction/unlawful detainer results in immediate denial. * Delinquencies or collections over $1,000 subject to denial. * Income Source/Housing Voucher: Government rent subsidies (e.g., Section 8) accepted with alternative proof (benefit payments, pay records, bank statements in lieu of credit criteria). Vouchers must be valid for unit size/type. * Limits & Pets: Max 5 tenants. No pets. * Utilities Included: Trash, Gardener, $150 summer water credit/mo. Guarantor Requirements: * Must meet all minimum qualifications and have gross income of 4x rent. Final Notice: Failure to meet minimums or provide a qualified guarantor results in denial.
