Description

A 5,000 square foot commercial building on El Cajon Boulevard near Texas Street in North Park. The parcel is approximately 7,124 square feet (0.16 acres), APN 445-412-11-00. Built in 1961, the freestanding concrete block building has no on-site parking. This is a high traffic stretch of the Boulevard with dedicated bus lanes out front, and full-height storefront glass runs across the face of the building, so the space is seen by every car, bus and person walking by. The building is currently laid out as an architectural office. An open reception and gallery area greets you at the entry. Beyond it are open work areas, a glass-walled conference room, exposed ductwork and concrete floors. Toward the rear, a bar and lounge area opens directly to a covered patio under a wood pergola, a ready setting for client events, team gatherings and outdoor meetings. The open plan works as it stands for an architect, design studio, creative office or professional practice. The storefront and street presence also suit a showroom or retail user. North Park restaurants, coffee and shops are nearby, and the Boulevard keeps this address in front of a steady stream of traffic. Delivered vacant. An opportunity for an owner-user or investor.
