Description

RARE DEVELOPMENT OPPORTUNITY – APPROX. 0.51 ACRE PARCEL WITH EXISTING FARMHOUSE! Preliminary engineering review identifies a potential SB9 subdivision pathway for this relatively flat, oversized view parcel, with a conceptual 2-lot configuration and potential for up to 4 dwelling units, subject to applicable requirements and City approval. Existing utilities are available. The property also includes an approximately 1,663 SF, 2-bedroom, 1-bath farmhouse that may offer an opportunity for continued residential use, updating, or restoration. The spacious, unfinished area beneath the home, referred to by the seller as a basement, has standing-height clearance and exterior-door access, with potential for additional storage. Buyer to verify dimensions, permit status, allowable uses, and feasibility of future improvements. The contiguous approx. 0.48-acre vacant parcel (APN 544-225-02-00) is also offered separately, with a preliminary SB1123 concept illustrating a potential 10-lot configuration. Seller prefers to sell both contiguous parcels together, offering buyers the opportunity to explore the combined development potential while considering the existing home's possibilities. Engineering communication and preliminary concepts are available in MLS Documents. Buyer to independently verify all zoning, subdivision eligibility, development potential, home condition, utilities, costs, and required permits and approvals with the City of San Diego and appropriate professionals. Property is sold AS IS.
